Plan size = (40 + 2 × 1) × (30 + 2 × 1) ft
= 42 × 32 = 1,344 sq ft
Multiplier (6/12) = √(1 + (6 ÷ 12)²) = 1.118
Roof area = 1,344 × 1.118 = 1,502.6 sq ft

How the formula works

plan area   = (length + 2 × overhang) × (width + 2 × overhang)
roof area   = plan area × pitch multiplier
squares     = roof area ÷ 100
with waste  = squares × (1 + waste %)
bundles     = squares with waste × 3, rounded up

The pitch multiplier is √(1 + (pitch ÷ 12)²). For a 6/12 roof that is 1.118, meaning the roof surface is about 11.8% larger than the flat area it covers.

Example

A 40 × 30 ft house with 12-inch overhangs has a plan area of 42 × 32 = 1,344 sq ft. At a 6/12 pitch the roof surface is 1,344 × 1.118 ≈ 1,503 sq ft, or 15.03 squares. Adding 10% waste gives 16.53 squares, which rounds up to 50 bundles (16⅔ squares).

Checking an insurance or contractor estimate

Roofing line items are usually priced per square. If an estimate lists removal and replacement by the square, compare its square count with this result. A large gap is worth asking about, but small differences are normal because measurement reports account for every roof plane and edge.

Limitations

The dimensions method assumes one pitch across a simple rectangular footprint. L-shaped homes, mixed pitches, and dormers need each section measured separately.
Bundle counts cover field shingles only. Starter strip, ridge cap, underlayment, and flashing are ordered separately.
Aerial measurement reports and insurance estimates may report slightly different areas because of how they treat overhangs and rounding.

Common questions

How many square feet is a roofing square?

One roofing square is 100 square feet of roof surface. A 2,400 sq ft roof is 24 squares before waste.

How much waste should I add?

Around 10% is common for a simple gable roof. Hip roofs, valleys, and dormers need more cutting, so 15% or higher is typical. Insurance estimates often list the waste percentage they used.

How many bundles of shingles are in a square?

Most architectural and 3-tab asphalt shingles are packaged at 3 bundles per square. Some heavier designer shingles use 4 or 5, so check the product wrapper.

Why is my roof area bigger than my home's square footage?

Roof area includes the overhangs and the extra surface created by the slope. A two-story home can also have a much smaller roof than its living area.
